Lift the carpet first
The easiest way to find out what you have is to lift a corner of carpet in a bedroom or hall. Old pine boards that have been hidden for decades often sand back to clean, warm timber, and the odd later patch or stain usually blends in once oiled.
Chris, our wooden floor specialist, checks the floor before anything is quoted. Engineered boards can only be sanded a limited number of times, if at all, and laminate or vinyl cannot be sanded, so he will tell you if sanding is not the answer.
Listed houses and period floors
Listed homes can have historic floors worth keeping. If yours is one of the town's 124 listed buildings, ask the district council whether you need consent before work on historic fabric. Our gold-oiled floor in Haddenham shows how Chris restores an old floor step by step.

How we approach floor sanding
Chris secures loose boards and sets proud nails below the surface, then belt-sands the main area and uses an edging sander along the skirtings. Gaps are filled with sawdust and Induro Morrells Mix & Fill, a Mirka dust-free sander gives the final pass, and Osmo Polyx oil goes on in thin coats, clear or tinted. The full method, products and FAQs are on our floor sanding page.
