A town of terraces, flats and rented homes
The 2021 Census counts 8,178 households in Newmarket. Terraced houses are the most common type at 30.5%, and flats make up another 27.8%, a higher share than in most of the villages we cover. Detached houses account for about one home in six.
Tenure is unusual too. Just under half of households own their home, while 31% rent privately and about 20% rent from a social landlord. That mix means decorating here is as likely to be for a landlord or letting agent as for an owner-occupier.
Period buildings and the Newmarket conservation area
Council Tax records date about 1,480 properties to before 1900. Historic England lists 109 buildings in the parish, four of them Grade II*, including Palace House and its entrance steps, Cleveland House and the Church of St Mary. Part of the town is covered by the Newmarket conservation area, and West Suffolk Council is the planning authority.
Royal patronage goes back to the 17th century, when James I, Charles I and Charles II used Newmarket Palace as a sporting base. Older houses need patient preparation, and if yours is listed it's wise to speak to the council before altering original finishes or changing exterior colours.
