Which Royston floors can be sanded
Terraced houses make up about 22% of homes, and the older terraces are the best candidates for sanding. Lifting the corner of a carpet in the front room usually tells you whether the boards are worth restoring. Solid hardwood floors in newer houses can also be sanded and refinished.
Engineered boards have only a thin real-wood layer and may take one light sanding or none, while laminate can't be sanded at all. Chris, our wooden floor specialist, checks before anything is quoted.
Sanding, filling and oiling
Chris works through grades of paper with a belt sander, reaches the edges with an edging sander and fills small gaps with sawdust mixed with Induro Morrells Mix & Fill, so the filler matches the boards. A Mirka dust-free sander gives the final finish before the oil goes on.
We finish in Osmo oils, clear or tinted. See the gold-oiled result on our Haddenham floor restoration, or browse more work in the gallery.

How we approach floor sanding
We'd check boards for loose fixings and protruding nails, seal doorways, then sand through coarse to fine grades. Gaps are filled, minor damage repaired, and the floor smoothed again before thin coats of Osmo Polyx with drying time between them. If we're decorating too, the floor comes first so skirtings can be touched in afterwards. The full method, products and FAQs are on our floor sanding page.
